“My family and I wanted to buy a house for the longest time, but not sure if we were capable of owning one. During that time, we owned a fairly new manufactured home and in order to purchase a single family home, we had to sell what we currently were living in. “Patrick has been my agent for two investment properties. Every transaction is unique as there are always things that come up during escrow that's out of anyone's control. It's how we react to the problem that really matters. Patrick has shown integrity, compassion for his work and has really followed through on his commitments. “I recently got married and we wanted to settle down so I consulted Patrick as our realtor for San Jose. I've purchased a couple investment homes before in Sacramento but since this home was going to be where my wife and I to start a family, we wanted it to be the perfect one. Patrick worked around our budget and after seeing a decent amount of homes through out San Jose, we prefer to be in North Valley of San Jose where I grew up. The market in the bay area is very different than most area but he was able to find us a house in our desired location. We assumed we would have to offer way over listed price but we trusted his advice and with his help, our offer was accepted for less than listed! =D Overall, he worked closely with us throughout the process of choosing a home, reviewing inspection reports and negotiating with the sellers (all 6 of them) on multiple occasions to reduce our price on our fixer upper. “In this competitive market of real estate agents why settle for someone who is mediocre? Pat was great to work with when I sold my house in Fremont through him. What I specifically looked for in a real estate agent was to just hand him the keys and have him take care of the rest. Pat and his team gave me exactly that. I had a few things to fix and had a bunch of things I wanted to get rid of when I moved out. Pat's team completely took care of it all, no headaches, just an easy process. Pat found and coordinated with all the contractors and staging service, all I had to do was write a few checks to get the contractors going, and *poof* the house was sold. He even setup the notary to come to my new house after my work hours for my convenience when dealing with paperwork, and came by personally himself to ensure the process went smoothly. “Patrick helped my family with numerous home buying ventures. He's experienced, friendly, patient, and extremely helpful. My parents are gullible people and they don't speak English that well. It makes me nervous when they seek out any kind of professional service. They are prone to being misled or suckered into a sale. I didn't have to worry about this with Patrick. My parents can also be a handful--they ask a lot of questions, sometimes they don't communicate very clearly, and they are worrisome people. “As a first time homebuyer, I had no clue what I was doing nor where to start. I signed up for Zillow, but after looking through the homes available, sold, pending, auction, foreclosed, etc. on that site I was even more confused! Thank goodness there's Patrick! When he learned that I was in the market he asked me a series of questions about what I was looking for and what my budget was. He really took the time to educate me on what I should expect. Let me tell you.. my expectations were HIGH for my budget and today's market doesn't really allow for that, unfortunately! He sent me a few listings to give me a rough idea of what I could afford and a couple that were outside of my budget. He also showed my mother and me a few homes. My mom was not keen on me looking for a home at this time, but Patrick, who is fluent in Vietnamese, made her feel more comfortable about the whole process and the market. Here are the good things about working with Angelina: She was patient and listened to our concerns and needs. We didn't feel rushed into buying a house. She didn't push us to bid more than what we were comfortable with, but gave us a decent idea of what a good number would be given the market conditions. “We were first time buyers. We had the following specifications we wanted, excellent school district, within 20 mins of Santa Clara, single family home, Completely remodeled, Open floorplan with kitchen island, Huge Backyard, & Mediocre priced. You think we are crazy ? Angelina didnt think so. Infact she went ahead and found us a house, helped us with a good bid, did a lot of negotiations with the seller and made it happen. Pros of Angelina; She listens to you well, Very good grasp of south bay cities. She will explain the pros and cons right when you walk into a street, Very hands on. Can look at a house and tell you whats wrong, whats not. How much to spend if you need to remodel/fix, Knows many seller agents in the bay (believe me, this helps a lot) & Excellent negotiation skills, Has access to contractors, gardeners, bank agents etc Pretty much a one stop shop if you are new. Not pushy at all. We backed out of one deposit at the last minute. She didnt mind at all and kept telling us, we need to buy only if we like it and have no regrets later. To be honest, there are lot of realtors in the bay area. Several of them are really money minded and try to convince you to just close quickly. We actually had one such experience when we tried a house early last year. After that, we were looking for someone knowledgeable, patient and someone who can hand hold us and guide us through. Angelina fit the bill. From the start to the finish, buying a house was a breeze.”

“As a first-time homebuyer, it was important to me to select the right agent to represent me, and I think I struck gold with Angelina! I had a listing in mind, and within 24hrs of contacting her, we set up a time to tour the house, and another 24hrs later we had our offer accepted (yes, the very first offer!).. Angelina has very good local market knowledge, which helped get the offer just right to strike a good balance between being competitive and still affordable. All in all the process was going smoothly till we had an appraised for under-listing. Angelina and I were on the same page (to dispute it) and she worked to find better comps and justifications for why the initial appraisal value was erroneous. We were able to present our findings to the lender and get it re-appraised at the listing price! Overall a very smooth 1st-time buyers process (and really short too, first contact to offer to closing took 5 weeks).”
